450,000-sq-ft of design-build electrical, data communication and fire alarm installation inclusive of six 2-story buildings and one 3-story building with 180,000-sq-ft of site work. The buildings included open office space, three full-service cafes, dining rooms, a fitness center, executive business center, media center, several video conference rooms and two MDF’s with n+1 redundancy. The site work included amenity spaces such as: aquatic center, basketball court, amphitheater, and the quad area with capability for food trucks and outdoor entertainment.
Building 3 received LEED Platinum certification and Buildings 4-7 received USGBC’s first ever LEED Group certification at the level of Gold. Five of the buildings exceeded Title 24 by more than 35% and two by 25%. LED and fluorescent light fixtures were suggested as a value-added service that reduced wattage and saved costs by 15% over the original design, while still meeting Google standards. Additional green features included an EV charging station and an energy monitoring system that separately monitors power, lighting and HVAC loads. All systems were certified & tested to meet the enhanced commissioning requirement.
The Quad campus has a single-meter PG&E primary service. ArchKey/Sprig was responsible for preventative maintenance and upgrades to the medium voltage system. The scope included full testing and commissioning of the system. Backup systems included (2) 250kW generators and (2) 125kW UPS system.
